1 Let us do the donkey work
Either drop into one of our offices or call 020 8090 9000 or register online. We'll start looking for properties that match your criteria.
2 Find a mortgage
It's a good idea to get your mortgage agreed in principle as early as possible. That way you won't lose the home you want to someone who is ready to move. Our trusted and recommended broker, Wendover Financial has access to every mortgage on the market and can find you the best mortgage deals and rates.
3 Start viewing
We're available to make appointments or show you around at times to suit you. Drop in or call anytime from 9.30am to 7pm Monday Friday; 9am to 4.30pm Saturdays; Sundays by appointment.
4 Make an offer
We'll put your offer to the seller, both verbally and in writing. There are no legal obligations until contracts are signed.
5 Appoint a solicitor
A solicitor handles legal paperwork or conveyancing. It is best to use one who knows the area you are moving to and we can recommend a number of solicitors who are experts in property.
6 Sale agreed
As soon as your offer is accepted, instruct your solicitor to proceed. Discuss suitable exchange and completion dates. Instruct your mortgage broker to proceed with your mortgage application and arrange a survey.
7 Search and survey
A draft contract is drawn up by the sellers solicitor and sent to your solicitor. Your solicitor conducts searches or uses the information provided in the sellers Home Information Pack (HIP). The surveyor arranges to see the property to identify any structural problems and advise on its value to your mortgage lender.8 Contract approval and mortgage offer
Once your solicitor is satisfied with the contract, it is approved. You simply need to sign the mortgage offer and return it to your solicitor.
9 Exchange contracts
You and your seller sign the contract. A deposit - usually 10% of the purchase price is transferred telegraphically or paid by bankers draft via your solicitor.
10 Completion and congratulations
Completion can take place from a few days to a few weeks following exchange of contracts, depending on you and your sellers requirements. The balance of the purchase price is transferred and you are now the legal owner of your new home.
