At Samuel Estates, we take immense pride in providing all of our clients and landlords with a detailed and transparent list of all fees and charges that may be incurred after you have instructed us to act on your behalf. All of our current fees and charges are shown inclusive of VAT at the standard rate of 20%.
In short, we offer 3 services, however if you would like to discuss a more tailored service, please can you contact our office and speak to one of the team.
On all 3 services we will:
Market the property as widely as possible, using our in house data base, the various property portals such as Rightmove, On The Market and Gumtree as well as our very own website. All viewings will be accompanied by a member of Samuel Estates. Once we have secured tenants, we will carry out references on the prospective tenants using a reputable external Credit Reference Agency. Once the applicants have passed the credit check, their reference report will be sent to you for approval and only once you have agreed the references, will we recommend that you proceed with entering into a contract with the prospective tenant(s).
We will prepare a comprehensive Tenancy Agreement setting out the rights and obligations of both parties, including any special terms that have been agreed.
Our standard Tenancy Agreements are for a period of one year, with a 6-month break clause and we request a Security deposit equal to six weeks’ rent that will be registered in accordance with the Housing Act 2007.
We will also be able to arrange for an inventory company to draw up a new inventory and carry out both the check in and check outs when the tenants move in and leave at the end of their tenancy.
Preparation of our standard Tenancy Agreement usually being for a fixed Term of twelve months or less is £140 including VAT for a new Tenancy and £60 including VAT for a Memorandum of Agreement prepared for extending a Tenancy including a Rent review and Periodic Tenancy.
Inventory and Schedule of Condition
Preparation of an Inventory and Schedule of Condition on behalf of the Landlord by an inventory clerk will depend on the size and style of the Property. Estimates will be given upon request. The cost of the preparation of the Inventory is borne by the Landlord.
Tenancy Deposit Registration
The administration fee for registering the Tenants Deposits in accordance with the Tenancy Deposit Scheme (“TDS”)/mydeposits/ Deposit Protection Service is £60 including VAT.
Consultancy is offered on request and will be charged at the rate of £90 including VAT per hour, plus travel and other reasonable expenses and costs. This Service includes additional visits to a Property, serving a Notice under Section 13 and 21 of the Housing Act 1988, waiting time at a property, having extra sets of keys cut, arranging cleaning prior to the start of a Tenancy, arranging safety checks, arranging installation of smoke alarms or carbon monoxide alarms, arranging an Energy Performance Certificate or obtaining consent from a lender or a Superior Landlord. If you are on the fully managed service, this is offered for free.
Notices to terminate
Service of Notices to terminate a Tenancy when we are not managing the Property will be subject to an administration fee of £120 including VAT.
Visits during a void period using our caretaking service will be £48 including VAT for one visit each week during office hours.
Supervise the partial or total refurbishment of the Property for a fee of 10% of the total cost of the work but subject to a minimum fee of £250 including VAT. If you are on the fully managed service, this is offered for free for works under £3000.00
Preparation of documentation for County Court proceedings or TDS adjudication will be £60 including VAT plus our reasonable costs and expenses and attendance at court or any tribunal on your behalf will be charged at £60 including VAT per hour plus our reasonable costs and expenses.
Legionella Risk Assessments
In line with guidance issued by the Health and Safety Executive in relation to the control of legionella bacteria we can arrange a risk assessment to be carried out for you and the charge is £120 including VAT.
