1. Professional photography & floorplans
First impressions count!! We always use professional photographers to take pictures. We also produce floorplans and compile EPC’s (Energy Performance Certificates) both in a single visit, ensuring that anyone looking at your property details will have all the information they need at their fingertips.

The number of internet users is on a rapid rise worldwide and is used by people of all age and types. Extensive online marketing is vital in attracting as many tenants as possible. As well as local leafleting weekly email marketing and property alerts, your property is marketed in all the right places.
3. Latest Technology
Text SAM is a mobile content service that allows potential tenants instant access to your property details by texting the unique number displayed on your sale board. Our Samuel Estates Application has been downloaded thousands of times by people looking to rent.

5. Finding the right tenant
We undertake comprehensive Tenant References via an external reputable Credit Reference Agency which covers a 6-year credit history search that identifies Public Information registered against the tenant (eg County Court Judgements (CCJs), bankruptcies, Voluntary Arrangements, Administration Orders & Sequestrations etc). They also cover the standard previous landlord and employer’s checks. Only when we are totally satisfied will we recommend a tenant to you.
6. Professional inventories
We arrange for Chase Inventory Services (an independent company), to compile an Inventory Report which includes a comprehensive inventory of the contents, fixtures and fittings of your property. An Inventory Clerk will undertake a check-in at the start of every tenancy and will make a written record to the overall condition and cleanliness of the property.
7. Property management service
Our experienced property management team look after hundreds of properties on behalf of our clients. We carry out regular property inspections and report back to our clients directly on the condition of their properties. We are tenants’ sole point of contact – so you do not have to worry about routine repairs and maintenance, or receive late night phone calls.
8. Proactive management
When you are having a change of tenants, we’ll start advertising your property well in advance to give a seamless transition between tenants with minimum disruption to your rental income.
Samuel Estates are members of The Association of Residential Lettings Association (ARLA), The Property Ombudsman (TPO), Safe Agent Fully Endorsed (SAFE) and the Tenancy Deposit Protection Scheme (TDS). These memberships provide landlords and tenants with an assurance that they will receive the highest level of customer service and that their money is fully protected.
10. Longer opening hours
We are not a 9-5 business. Our longer opening hours are to maximise viewing opportunities for your property. The majority of our viewings are carried out after work and at weekends.
Our offices are open 9.30am-7pm Monday to Friday and 9.30am-4pm Saturdays.
