1: What exactly are you looking for?
To make your search easier, begin by listing what you want from your home. You could even divide it into must have and like to have. For example, you'll probably have preferences about the location, transport links, whether you want an apartment or a house, the number of bedrooms and whether a garden is important.
All of these preferences must also fall within your budget. But remember also that there may be other factors e.g. a lower council tax.
2: Get searching

3: Arrange a viewing
When you've found a property you like, we'll make an appointment for you to view it. We try to arrange a time that suits you between 9.30am and 7pm. Please bear in mind that most properties will have tenants in and we are required to give them at least 24 hours notice. We'll come with you, so you can ask us any questions you have while you are looking around. You can make appointments for during the day, after work or at weekends.
4: Place a holding deposit
If wish to take the property, there is a holding deposit of £500 plus admin fees to pay. We then take the property off the market and agree a move in date with you. Usually we suggest 3 days after the last tenants move out so that the property can be thoroughly cleaned by our specialist services.
5: Give references
We will need your contact details including mobile number and email address. It is also standard practice to provide identification with a photograph, e.g. driving license or passport along with proof of your current address, e.g. recent bank or credit card statement or utility bill.
You will then receive a Link to FCC Paragon (our Credit Reference Company), log in details and a password. Simply log in and complete all the necessary details - this doesn't take long. References are usually back within 48 hours and we will contact you to confirm the process has been completed.
6: Pay the balance of the deposit, admin fees and first months rent
You can pay by cash, cheque or via a bank transfer. Allow up to 3 working days for cheques or transfers to clear before you receive the keys.
7: Sign your Tenancy Agreement
We will send you a draft Tenancy Contract to look over. Then we'll invite you to our office to sign the contract and meet the rest of the team who are here to support and help you during your tenancy.
Your agreement will contain:
- The length of time you have agreed to rent for
- The amount of rent you pay and when
- Your responsibilities in terms of bills and maintenance
- Your landlords responsibilities
- Your rights as a tenant
8: Move in, check inventory and take possession of the keys
On your move in day, well arrange a time to meet an Inventory Clerk at your property. This is to provide a check on the condition and cleanliness of the property and record the utility meter readings. As soon as you sign the inventory report, the keys are handed to you.
