Our property team are all ARLA trained and we have many years experience in the industry. We can take of every aspect involved in managing your property, whether it is small studio flat or family home.
Our management services include:
- Rent collection,
- Monthly statements to you by our Landlords Online service,
- Balances paid to you via BACS,
- Regular property inspections,
- Arranging repairs,
- Ensuring service charges and other legal demands are checked and paid on time.
Fee-free maintenance
Unlike most other agents we do not take commissions from sub-contractors who undertake repairs or maintenance work on your property. And we go out of our way to get you a fair price from the contractor we select.
Finding the right tenant
We undertake credit and reference checking via our agents, FCC Paragon, on all prospective tenants. Only when we are totally satisfied, will we recommend a tenant to you.
Professional inventory
We arrange for Chase Inventory Services (an independent company), to compile an Inventory Report which includes a comprehensive inventory of the contents, fixtures and fittings of your property. An Inventory Clerk will undertake a check-in at the start of every tenancy and will make a written record to the overall condition and cleanliness of the property.
Proactive management
When you are having a change of tenants, we'll start advertising your property well in advance to give a seamless transition between tenants with minimum disruption to your rental income.

If you want the income of an investment property without the hassle of managing it, this is for you.

- Drawing up and completing the tenancy contract,
- Arranging full independent inventory compilations, plus check in and out service,
- Negotiating tenancy renewals to give you a seamless service,
- Rental collection service - with a monthly accounting and settlement to you promptly,
- "Landlords Online" our unique web based application offering our 24/7 access to your property information and accounts via the internet,
- Chasing late payment and resolution of disputes and troubleshooting if needed,
- Regular property inspection and reports so you know the condition of your property,
- Sole point of contact for tenants - so you Don't have to worry about routine repairs and maintenance or have the unpleasantness of late night phone calls,
- Advice and compliance of safety regulations and landlord responsibilities under the Housing Act 1988.
This service is charged at a fixed rate of 13.5% +VAT per month, which is spread evenly across the year.

Introduction and rent collection only
We promote your property, find and vet tenants, negotiate and draw up and complete contracts, provide a full independent inventory and collect the rent on your behalf. We will also handle contract renewal with your tenants. You provide day to day management of the property. Fee: 10% + VAT per month.
Introduction only
We promote your property, find and vet tenants, negotiate and draw up complete contracts and provide a full independent inventory. We will also handle contract renewal. You look after the property management and collection. Fee: 8% +VAT of the contract value.
Value let
We help promote your property to find tenants and deal with related paperwork. You handle the day-to-day management, property viewings and rental negotiation. Fee: 4.95% + VAT of the contract value.
