Marketing Appraisal & Valuation

Ideally, you’ll want to sell your property at the best price in the shortest timescale.

We pride ourselves on helping you do just that. We won’t overvalue your property to get your business. We use our in-depth knowledge of the local market to give a realistic value of your house that sounds great for both you and your potential buyers.

Instruct your Agent

Your estate agent should have both an excellent high-street presence and utilise technology. The right agent will have expertise in the local market and offer straight-talking advice.

At Samuel Estates, we always apply discretion, humour and integrity as any situation dictates.

Once you’ve chosen to sell with us, there will be some formalities to arrange such as signing a Terms of Business and providing essential property information. You’ll also need to provide us with proof of identification so that we can make certified copies for our records. This is standard practice with all estate agents to comply with UK Anti-Money Laundering Procedures.

Instruct your Solicitor

You should instruct your solicitor as soon as your property goes on the market.

At Samuel Estates, we can recommend solicitors who give consistently excellent service to their clients.

Presenting your Property

First impressions really count when it comes to selling your house and are a vital part of achieving a favourable sale.

It is a good idea to make sure all switches work, touch up the paintwork and declutter – even if you have to rent some temporary storage.

Our team of professional photographers can then take photographs and produce the floor plans and an EPC if one is required. We usually take care of all of this in one visit to minimise disruption.

Find a buyer

Accompanied Viewings

A member of our team will be present at every viewing. We have longer opening hours than many other agencies so that buyers won’t miss out on a viewing, and you won’t miss out on a potential sale.

Offers

As soon as we receive an offer, we will contact you to advise the full details – we usually do this by telephone call and then confirm by email. We will also discuss any particular conditions included in the offer and provide professional advice to help you decide whether to accept or decline.

We then confirm the offer, by checking the stated deposit and that other monies are available and exist. We will also ensure that a mortgage-in-principle is in order.

Offer accepted

Once you accept an offer and agree on everything with your buyers, we will do the following:

  • Ask for the purchasers’ solicitors details
  • Compose the Memorandum of Sale and send to all parties – this will confirm the agreed price and also any additional items agreed as part of the sale, for example, certain fixtures or fittings.

Your solicitor then sends out a draft contract to the purchasers’ solicitor. The legal process then begins with initial enquiries, property surveys and various legal searches.

As the sale progresses, the completion day will be agreed. We will oversee this process to keep the sale on track and ensure any minor issues or queries are dealt with quickly. It is important to note that until contracts are ‘legally exchanged’ you are not legally committed to the sale.

Completion

On completion day, legal completion happens when the residual monies are transferred from the buyer’s solicitor to your solicitor’s account.

Your solicitor will call you when the money has cleared in your account and will inform us to release the keys to the buyers.
