Client Money Protection

You’re protected with us

When you entrust a property agent with your money, you’re placing a significant level of trust in their professionalism and integrity.

At Samuel Estates, protecting our clients’ money is not just a legal requirement — it is a fundamental part of how we operate.

What Is Client Money Protection (CMP)?

Client Money Protection (CMP) is a government-backed scheme that ensures your money is safeguarded if an agent mishandles or misappropriates funds.

This includes money such as:

  • Rent collected on your behalf
  • Tenant deposits (where held)
  • Maintenance funds
  • Any other client monies held in the course of our services

A Legal Requirement — And A Minimum Standard

Since 1 April 2019, it has been a legal requirement for all property agents in England to be members of a government-approved CMP scheme.

Any agent who fails to comply can face:

  • Fines of up to £30,000
  • A ban from operating

We are fully compliant with this legislation through our membership with Propertymark.

How You Are Protected

Our CMP membership means:

  • Your money is held in accordance with strict accounting rules
  • Client funds are kept separate from company finances
  • Regular audits and compliance checks are carried out
  • In the unlikely event of financial misconduct, you have access to compensation

This provides a critical layer of protection and peace of mind for both landlords and tenants.

More Than Just CMP

Client Money Protection is just one part of our wider compliance framework.

We are also:

  • Members of professional bodies (Propertymark, The Property Ombudsman & Trading Standards)
  • Covered by Client Money Protection certification (see below)
  • Compliant with anti-money laundering regulations
  • Fully transparent in how we handle and report on your funds

Our systems and processes are designed to ensure:

  • Accuracy
  • Accountability
  • Complete financial transparency

Why This Matters

Not all agents operate to the same standard. Choosing an agent without proper protection can expose you to significant financial risk. By working with Samuel Estates, you are choosing an agency that:

  • Meets all legal requirements
  • Goes beyond minimum compliance
  • Prioritises the safety of your money at every stage
