What Is the Renters’ Rights Act?
The Renters’ Rights Act represents one of the most significant changes to the private rental sector in recent years.
It is designed to strengthen tenant protections while introducing new responsibilities for landlords. For many landlords, this will change how tenancies are structured, managed, and brought to an end.

End of Section 21
One of the most important changes is the removal of Section 21 “no-fault” evictions.
This means landlords will no longer be able to regain possession of a property without providing a valid legal reason. Instead, possession must be based on specific legal grounds. `
This makes it even more important to set tenancies up correctly and manage them carefully from the outset.
Move to Periodic Tenancies
All tenancies will move to a periodic structure, meaning there will no longer be traditional fixed terms in the way they currently exist.
Tenants will have greater flexibility, while landlords will need to rely on defined legal grounds if they wish to regain possession. This shift places greater emphasis on long-term tenant selection and proactive management.
Updated Grounds for Possession
Section 8 grounds are being expanded and strengthened. Landlords will still be able to regain possession in certain situations, such as rent arrears, anti-social behaviour, or where they intend to sell or move back into the property.
However, the process is expected to be more structured, meaning documentation and compliance will be key.
Property Standards and Compliance
The Act introduces stronger expectations around property standards.
Landlords must ensure their properties are safe, well maintained, and compliant with all current regulations. Local authorities are expected to take a more active role in enforcement.
This includes areas such as safety certification, licensing, and general property condition.
Rent Increases
Rent increases will need to follow a more structured process.
Any increases must be fair and in line with market conditions, and tenants will have greater ability to challenge them if they believe they are unreasonable.
What This Means for Landlords
This is not just a legislative update. It represents a shift in how rental properties are managed.
There is now a greater emphasis on getting things right from the outset and maintaining that standard throughout the tenancy. Landlords who take a structured and professional approach will be best placed to adapt.
