Step 1: Understanding your requirements

Through an initial consultation, either in person, online or by phone, Julie will work to understand what you’re looking. We take great care to understand what you need from a property, whether it be a home or investment. If you do not know where to buy or what sort of property your budget will yield in different areas, we can help you shape your brief.

Step 2: The search process

Once we have entirely understood your requirements, we start the extensive search –registering with agents, developers and individual companies and previewing potential properties for consideration. We’ll then prepare an individual ‘shortlist’ report. The report will include:

  • several investment options
  • the level of investment required
  • any refurbishment needs and accompanying quotes
  • anticipated rental per month, gross and net yields and capital appreciation

Julie can take you to see any potential units that have been shortlisted. Usually, this can be consolidated into a single morning or afternoon (depending on the number of properties under consideration). Alternatively, we can undertake the viewings on your behalf taking videos, checking condition/location/neighbours etc. and feed this back to you.

Step 3: Negotiating the purchase

Once you’ve identified your ideal property, Julie will act on your behalf to offer and negotiate to secure it. She has an excellent track record of successfully negotiating savings from asking prices. Our client’s bids are often favoured as selling agents and vendors have greater confidence that the deal will conclude successfully.

Step 4: Managing the purchase progression

Julie can act as the first point of contact for you during the conveyancing process. Being actively involved while surveys, contracts and queries are being dealt with between solicitors is often crucial to ensure the purchase is being progressed quickly and efficiently.
