Ready to Make Your Move
Making and Offer
Once you have found a property you would like to rent, the next step is to submit an offer.
At Samuel Estates, we handle all offers in a clear, structured, and transparent way, ensuring that both tenants and landlords are fully informed throughout the process.
Submitting Your Offer
When submitting an offer, we will ask for key details including your proposed rent, preferred move-in date, length of tenancy, and confirmation of who will be living in the property.
You will also be asked to confirm any specific requirements, such as furniture requests or tenancy conditions, at this stage. It is important that all details are accurate and agreed from the outset, as these will form the basis of the tenancy.
Agreeing the Terms
All offers are made subject to contract and landlord approval.
Any conditions relating to the offer should be agreed during the negotiation stage. Changes at a later point may not be accepted, so it is important that everything is clearly set out before proceeding.
Holding Deposit
Once your offer has been accepted, a holding deposit equivalent to one week’s rent is required to secure the property.
This allows us to take the property off the market and begin the referencing process. The holding deposit will form part of your overall move-in costs.
In certain circumstances, the holding deposit may be retained if agreed terms are not followed, if false or misleading information is provided, or if the application is not progressed within reasonable timescales.
Referencing and Affordability
All tenants will be required to complete referencing once an offer has been agreed.
This includes affordability checks, employment verification, and previous landlord references. As part of this process, we will assess whether the income provided meets the required criteria for the tenancy.
If affordability requirements are not met, a guarantor will be required. The guarantor must be based in England or Wales and will be referenced to ensure they are able to support the tenancy if needed.
We will guide you through this process clearly, ensuring you understand what is required at each stage.
Right to Rent and Occupancy Checks
We are legally required to carry out Right to Rent checks on all occupants over the age of 18.
We will also confirm exactly who will be living in the property to ensure that occupancy levels are correct and aligned with any licensing requirements that may apply. This helps ensure the tenancy is set up properly and protects both tenants and landlords.
A Fair and Transparent Process
All applications are handled fairly and in line with current legislation.
Information provided as part of your application will be used for referencing purposes and shared with the landlord as part of the decision-making process. We ensure that all applicants are treated consistently and professionally throughout.
Next Steps
Once referencing has been successfully completed, we will prepare the tenancy agreement and confirm your move-in date.
Before you move in, your deposit will be registered in a government-approved scheme, and all required documentation will be provided to you.
A Structured Approach from Start to Finish
Our role is to ensure that the entire process is handled properly, from offer through to move-in.
By keeping everything clear and well-managed, we help avoid delays, reduce uncertainty, and ensure that both tenants and landlords can move forward with confidence.

- Amber DayshMy partner and I had 2 tenancies managed by Jade in Samuel Estates. Throughout those years, Jade has always been very patient with our queries and always speedy and productive with answers. She was also extremely helpful when our first tenancy ended unexpectedly when our Landlord wanted to sell. She found us a flat in the building next door and we got to move without any fuss at all. Saving what could have been a very stressful event. Very much appreciated all her help.25/03/26
- Dylan NashMy partner and I couldn’t recommend Paul, Samira and Sine at Samuel Estates more highly. We met with a number of estate agents but immediately could tell that something was different, more honest and personal when first meeting Paul. They also had comforting evidence of selling properties fast within the area.We experienced great communication throughout the process and this personal approach really helped negotiate and seek alternative options when a few unforeseen circumstances arose up and down the chain, keeping everyone calm and then pushing when they needed to.We’d definitely recommend the team at Samuel Estates to anyone in Streatham/Norbury and surrounding areas that they cover.29/01/26
- DanielaIf I could give 10 starts I would! Whitney Heathcote = Unbelievably efficient, incredible personal service and conscientiousness, timeliness and genuine care to get things done the best way possible. The way Whitney dealt with my (very painful at times) works project was Fantastic! And the whole agency is brilliant all the staff members and management. Very happy with the service and support throughout 2025 and looking forward to the same for 2026! The best agency I have ever dealt with! Thank you so much team you are the 'dream team'.17/01/26
- Andrew ColeWe were tenants at a property in Raynes Park managed by Jade at Samuel Estates and were very happy with the service provided. We had few issues but when we did and reported them, they were efficient and professional at sorting it out. The end of tenancy came and was fairly straight forward. I would recommend!27/11/25
- Joe BloorMy experience with Samuel Estates has been excellent from start to finish. They were very professional and helpful during the initial stages of renting the flat, making the entire process smooth and straightforward.Throughout my tenancy, the team has consistently provided prompt and efficient support whenever any issues have arisen. They have arranged quick callouts for boiler problems, leaks, and other maintenance matters, which has been greatly appreciated.A special thanks to Chi, our property manager, for his responsiveness and professionalism. He has made living here very easy and ensured that any concerns were dealt with swiftly.Having had less positive experiences with other estate agents in the past, I can confidently say that Samuel Estates stands out for their reliability, friendliness, and genuine care for their tenants. Even on the rare occasion when I was locked out, the staff in the office were extremely kind and helpful.Overall, I’ve been very impressed with Samuel Estates and would highly recommend them to anyone looking for a well-managed and supportive letting agent.10/10/25
