Making and Offer

Once you have found a property you would like to rent, the next step is to submit an offer. 

At Samuel Estates, we handle all offers in a clear, structured, and transparent way, ensuring that both tenants and landlords are fully informed throughout the process. 

Submitting Your Offer 

When submitting an offer, we will ask for key details including your proposed rent, preferred move-in date, length of tenancy, and confirmation of who will be living in the property. 

You will also be asked to confirm any specific requirements, such as furniture requests or tenancy conditions, at this stage. It is important that all details are accurate and agreed from the outset, as these will form the basis of the tenancy. 

Agreeing the Terms 

All offers are made subject to contract and landlord approval. 

Any conditions relating to the offer should be agreed during the negotiation stage. Changes at a later point may not be accepted, so it is important that everything is clearly set out before proceeding. 

Holding Deposit 

Once your offer has been accepted, a holding deposit equivalent to one week’s rent is required to secure the property. 

This allows us to take the property off the market and begin the referencing process. The holding deposit will form part of your overall move-in costs. 

In certain circumstances, the holding deposit may be retained if agreed terms are not followed, if false or misleading information is provided, or if the application is not progressed within reasonable timescales. 

Referencing and Affordability 

All tenants will be required to complete referencing once an offer has been agreed. 

This includes affordability checks, employment verification, and previous landlord references. As part of this process, we will assess whether the income provided meets the required criteria for the tenancy. 

If affordability requirements are not met, a guarantor will be required. The guarantor must be based in England or Wales and will be referenced to ensure they are able to support the tenancy if needed. 

We will guide you through this process clearly, ensuring you understand what is required at each stage. 

Right to Rent and Occupancy Checks 

We are legally required to carry out Right to Rent checks on all occupants over the age of 18. 

We will also confirm exactly who will be living in the property to ensure that occupancy levels are correct and aligned with any licensing requirements that may apply. This helps ensure the tenancy is set up properly and protects both tenants and landlords. 

A Fair and Transparent Process 

All applications are handled fairly and in line with current legislation.  

Information provided as part of your application will be used for referencing purposes and shared with the landlord as part of the decision-making process. We ensure that all applicants are treated consistently and professionally throughout. 

Next Steps 

Once referencing has been successfully completed, we will prepare the tenancy agreement and confirm your move-in date. 

Before you move in, your deposit will be registered in a government-approved scheme, and all required documentation will be provided to you.
