Understanding the Non-Resident Landlord Scheme
If you live outside the UK for more than six months of the year, you are classed as a non-resident landlord by HMRC. Under the Non-Resident Landlord Scheme, letting agents are required to deduct basic rate tax from rental income before passing it on to the landlord, unless approval has been granted by HMRC for the rent to be paid gross.
This means that, without the correct registration in place, tax is deducted at source and accounted for directly to HMRC.
We guide our landlords through this process from the outset. Where appropriate, we can assist you in applying to HMRC so that your rental income can be received without deductions, allowing you to manage your tax affairs through your annual self-assessment instead.
