The Rental Process
Renting a property in London should feel clear, well-managed, and straightforward from the very beginning.
At Samuel Estates, we guide you through each stage of the rental process so you know exactly what to expect at every point. Whether you are renting for the first time or moving home, our aim is to make the experience as smooth, efficient, and stress-free as possible.
Finding the Right Property
Your journey begins with finding a property that suits your needs, whether that is location, budget, or layout.
Once you have identified a suitable property, we will arrange a viewing at a convenient time and talk you through the details. We are always on hand to answer questions and ensure you have a clear understanding of the property before making any decisions.
Submitting an Offer
If you decide to proceed, the next step is to submit an offer. We will guide you through what is required, including your proposed rent, preferred move-in date, and tenancy details. Your offer will then be presented clearly to the landlord, and we will keep you updated throughout the process so you know exactly where you stand.
Referencing and Checks
Once your offer has been accepted, we will begin the referencing process.
This is an important stage where we verify affordability, employment, and previous rental history. You will be asked to provide identification and supporting documentation, and we will guide you through this step to ensure everything is completed as smoothly and quickly as possible.
As part of this process, we will also carry out Right to Rent checks in line with current UK legislation. In addition, we will confirm exactly who will be living in the property, ensuring that the agreed occupancy is clear from the outset and aligned with any licensing requirements that may apply to the property.
This ensures that both you and the landlord are fully protected and that everything is set up correctly before the tenancy begins.
Tenancy Agreement and Move-In
Once referencing has been successfully completed, we will prepare your tenancy agreement and confirm your move-in date.
Before you move in, we will ensure that all documentation is in place, your deposit is protected, and the property is ready for occupation. On the agreed date, keys will be released and your tenancy will officially begin.
From that point onwards, you will be clearly introduced to the relevant point of contact for the property. If the property is fully managed by Samuel Estates, you will be introduced to our property management team, who will look after you throughout your tenancy. If the landlord manages the property directly, we will ensure a smooth handover and introduce you to the landlord so that you know exactly who to contact moving forward.
Throughout the process, our focus is on clear communication, proper management, and making sure everything is handled correctly from the outset, so you can move forward with confidence and enjoy your new home from day one.
