Looking to End Your Tenancy

Sadly, nothing lasts forever, and there may come a time that either yourself or possibly your landlord will decide to bring the tenancy to an end. In most cases, your notice period will be two months unless otherwise stated in your Tenancy Agreement.

You can hand your notice in by e-mailing our property management team or by putting it in writing to one of our offices. However, please ensure you have received an acknowledgement of this notice.

When You Move Out

We’ll arrange a check-out appointment for you. The Inventory Clerk will meet you at the property to carry out the final inspection and take the final utility meter readings. The Inventory Clerk will then provide us with a schedule of condition once they have matched the check-in and check-out reports. Please note, if any keys are missing when you move out, you will need to pay for replacements of all locks.

We will endeavour to send you a copy of the check-out report within 72 hours of conducting the final inspection. The check-out report will list any changes/damages in the property from when you moved in, to when you moved out. They will advise us what can be considered fair wear and tear or damage. To make the process fair, we use an Independent Professional Inventory Company to examine the property. By law, we have fourteen days to refund your deposit after reaching an agreement, and there are no disputes.

Returning Your Deposit

Sometimes, there are disagreements over who receives the deposit, despite efforts by all parties to resolve the situation. If this is the case, the dispute can be referred to the Tenancy Deposit Scheme, which holds your deposit. A professional, impartial adjudicator will resolve the dispute.
