Tenant Fees and Information

At Samuel Estates, we take immense pride in providing all our applicants and existing tenants with a clear and detailed list of all application and tenancy fees.

All our current fees are shown inclusive of VAT at the standard rate of 20%.

When you rent a property, there are several costs to consider; which may vary depending on the area and the type of let.

These costs will include stand-alone and on-going items:

Summary of Tenant Fees and Conditions

  • Rent – One month’s advance rent when you move in and on-going monthly rent throughout the tenancy, unless you’ve agreed on a different frequency with your landlord.
  • Security deposit – For assured shorthold tenancies (ASTs) this will be equal to five weeks’ rent if the rent is under £50,000 per annum. If your annual rent is over £50,000, your security deposit will be equal to six weeks rent. For non-Housing Act tenancies deposits are generally equivalent to six weeks’ rent.
  • Agent fees – This will cover reference checks, inventory check-in, tenancy agreement fees. They are applicable for non-Housing Act tenancies only.
  • Rent increases – Your rent may increase at set times if this has been agreed and included within the tenancy agreement.
  • Late payment fees – If your rent is more than 14 days overdue, you will be charged interest at a rate of 3% above the Bank of England Base Rate.
  • Change of tenant fee – If you’re renting a shared property and decide you want to move out and get a new tenant in you will have to pay a charge of £50 (including VAT) to cover the issuing a Deed of Assignment (subject to Landlord’s permission).

Moving property will also come with other costs such as removal and storage fees. It’s essential that you factor these in when deciding whether you can afford to move into a property.
