Preparing to sell your home

Viewers typically make up their minds within 30 seconds of visiting your home, so making an excellent first impression is essential. In most cases, less is more. Spruce up any tired looking woodwork or paint and thoroughly tidy and clean up before the photographers and viewers arrive. It might be worth renting some temporary storage so you can put away any clutter and show off the true potential of your home.

Getting the price right

When selling your property, you need accurate advice to achieve the best possible price. Our unrivalled knowledge of the London property market means that you can rest assured that the asking price we provide is both credible and achievable. Just because an agent suggests a higher asking price, doesn’t mean they’re likely to get you the best sale. Many agents will pitch a higher valuation to entice sellers, but encourage buyers to offer significantly below the asking price.

Using property websites will be useful to gauge an estimation of what your home could be worth. How do we assess the value of your home?

We will come to meet you at your property at a time that suits you. Appointments at your home will typically take up to an hour, which will include a full inspection of your house. What should you do while your home is on the market?

While your home is on the market, you should do the following:

  • Supply anything we require as quickly as possible
  • Answer all of our questions honestly and carefully to provide your buyers with the right information
  • Continue to keep the property fully insured.
  • If you receive any notices that affect the property from any authority, please inform your Solicitors and us. You are required to disclose them to us even if contracts have been exchanged.

Completing these actions means we can ensure everything is done as quickly and smoothly as possible for your home sale.
