A picture speaks a thousand words. We always use professional photographers to take pictures. We also produce floorplans and compile Energy Performance Certificates (EPC) all in a single visit, ensuring that potential buyers have all the relevant information at their fingertips.

90% of potential tenants start their property search online. All of our properties are listed on our website as well as leading property search sites such as Zoopla, Prime Location and OnTheMarket.com

Our database is shared across all our offices so your property can be shown to potential buyers regardless of who they speak to. Our system automatically sends text and email alerts to any applicant who matches your property.

Produce sales brochures

We believe that beautifully produced hard copy brochures still help to sell properties. Our sales brochures will make your property pop off the page, resulting in offers.

Local leafleting (subject to your consent)

We produce A5 leaflets and drop these into properties close to yours. The new owner of your home could be renting a house a few doors down and is now ready to buy. Or, someone nearby might know someone looking to move into the area.

Social Media (subject to your consent)

The power of social media is incredible, with it being a common way for people to share information. Hundreds of people follow us on Twitter and Facebook, giving us plenty of opportunities to get maximum coverage for your property.

Qualifying your buyer

The phrase “Willing and Able” hardly appears on estate agency documentation today. However, it remains essential to vetting prospective buyers and ensuring they are willing and able to proceed.

Apart from the obvious financial issues governing the buyer’s “ability” to proceed, there are several other things we look for in prospective buyers for your property.

To help qualify your buyers, we ask:

  • What has prompted your move?
  • When do you hope to move?
  • Do you have a property to sell to fund your purchase?
  • When would you like to complete?

Their answers are all fundamental to ensure that there are no nasty surprises at the last minute.

To comply with anti-money laundering regulations, we obtain the following documents to ensure that your buyer is in a stable position to move forward with the purchase of your property:

  • Proof of Funds
  • A mortgage agreement in principle
  • Photographic identification
  • Buyers solicitor’s details

Progressing your sale

Agreeing on the price of your sale is just the beginning. We will keep you informed of exactly what is happening, what has happened and what still needs doing every week, helping alleviate a lot of the stress that comes with selling a property.

By focusing on progressions, our “fall through rate” is unbelievably low.

We will keep a close eye on the progression, following up with your solicitor, the buyer’s solicitors and the respective agents up and down the chain. This is probably the most crucial part of a sale because once you start paying for surveys, solicitor’s fees and searches – a sale that falls apart is a horrible waste of time and money.
