Property Manager

Salary: £23,000 – £30,000 (depending on experience)

Reporting to Property Management Team Leader

The key responsibilities of a Property Manager include, but are not limited to:

  • Liaising between landlords and tenants where required for property management issues/enquiries.
  • Ensuring all relevant and applicable legal, compliance and company requirements are met and followed at all times.
  • Arranging property inventory check in and check outs.

The key skills and qualities of a Property Manager:

  • Proven work experience as Property Manager
  • Full understanding property management and its financial aspects, alongside in-depth knowledge of all rules and regulations surrounding property management.
  • Strong negotiation skills.
  • Competency in MS Office and relevant databases and software (Experience in FixFlo and QUBE an advantage).
  • Customer focus and bottom line orientation.
  • Interpersonal savvy with strong communication and presentation skills.
  • Well organised with excellent time management skills.

The Lettings Negotiator will be based in our Streatham Office but will be expected to work from our other offices as well from time to time. This position directly reporting to the Head of Lettings (HoL) and is also responsible for providing support to the HoL.

Responsibilities:

  • Registering new potential tenants (applicants)
  • Advising landlords and tenants about the letting process
  • Respond to lettings enquiries
  • Organise and conduct property viewings
  • Request feedback regarding the property viewings from applicants
  • Forward all feedback to the landlord
  • Evaluate offers received for properties and discuss with Lettings Manager
  • Advise landlords on all offers made promptly
  • Ensure all parties are kept informed and updated on progress
  • Upload property information on to Qube
  • Regularly appraise the rental market, advising tenants & landlord accordingly
  • Verify tenancy agreements drawn up
  • Canvasing for new properties and business
  • Updating featured properties on Rightmove
  • Ensure office is kept clean, presentable and property displays are kept up to date
  • Any other reasonable task that may be required as and when needed

Experience/Essential Skills

  • Experience of dealing in Customer Service

The Lettings Administrator will be responsible for our Let Only/Rent collect portfolio and will be based in our Streatham Office. This position reports to both Operations Director and to the Head of Lettings.

Responsibilities:

  • Answer phones, greet and assist clients and visitors to our offices
  • Registering new potential buyers & tenants (applicants)
  • Contact existing let only tenants & landlords with rental increases/progressing renewals
  • Ensure all the relevant information and documentations has been received and filed
  • Ensure the Gas safety/EPC’s are up to date
  • Draw up tenancy agreements and forward to tenants for signing
  • Completing referencing process & Change of Occupancies
  • Ensure all properties are complete with all the necessary information and regulatory documentation
  • Forward weekly snapshot of agreed renewals and relevant details to Lettings Manager for contracts to be drawn up and sent out.
  • Ensure that any incoming calls/ existing and new queries are forwarded onto an appropriate member of the relevant department for action and progression.
  • Assisting with any calls in cases where the relevant member of team is not available

Head of Property Management

The Role

Are you a Senior Property Manager looking to progress your career at an award-winning estate agency? If so, a great opportunity has risen for a Head of Property Management to be responsible for a property portfolio in excess of 1,000 properties

The successful candidate will manage a team of eight. Joining a dynamic team, which the company views as their greatest asset, who work together to achieve a common purpose – exceptional customer experience.

The key responsibilities of a Head of Property Management include, but are not limited to:

  • Acting as a central point of contact for all landlords, tenants, managing agents and contractors
  • Ensuring an excellent standard of customer service is provided to all tenants, landlord and clients; ensuring compliance of tenant, landlords and other housing regulation.
  • Management of existing contractors and recruitment of new contractors and ensuring annual documentary compliance.
  • Instructing maintenance works, managing through to completion, and ensuring that the maintenance, decoration and repairing of properties is completed to a high standard; managing refurbishment projects as necessary.

I did my best to fix this issue but they just lied to me (in written). The maintenance is also poor: for one year they failed to fix an issue with the boiler / water pressure so it's impossible to have a shower at constant temperature.
